The proposed site comprises approximately 0.89 hectares of brownfield land to the south of Stanton, close to Newhall and Swadlincote. The site lies outside any landscape or historic designations.

The illustrative masterplan shows a possible layout for the site, which would include:

• Up to 36 dwellings

• Affordable housing in accordance with Local Planning Policy

• A mix of house sizes and types

• Vehicular access off Park Road
